Improvement Exchange – (Intermediary holds title; proceeds wired directly to Intermediary) done in the context of both Delayed & Reverse Exchanges; exchanger acquires property & arranges for construction of improvements on the property before it is received as replacement property (improvements are usually a building on an unimproved lot, also included enhancements made to already improved property to create adequate value to close on the Exchange with no boot occurring).
